How condominiums are created and run.
Missouri governs condominiums through two acts, both in Chapter 448 — a modern one for condominiums created after September 28, 1983, and an older one for those created before. (Neither reaches a non-condominium HOA, which runs on its own declaration and the nonprofit corporation law below.)
The rulebook most associations run on.
Because Missouri has no general HOA statute, the corporate law does much of the work. Most associations are organized as non-profit corporations, so this code supplies their meeting, voting, board-election, and records rules.
Rights and protections for residents.
Missouri's civil-rights statute protects residents from housing discrimination — and it singles out associations, requiring the board to delete discriminatory restrictive covenants from the governing documents.
